We provide a comprehensive consultancy service from conception and acquisition, through planning and development, to profit and exit. Whatever stage you are at–analysing opportunities, doing the technical assessment, planning or marketing, we can advise on how to maximise the value of that opportunity and minimise the risk.

We do this by examining a range of discrete legal, technical, planning and design points (up to 37 of them!) to identify the cost and value drivers. From that analysis, we identify the best options to maximise value, and then put in place the delivery mechanism to achieve that. We can support, guide and advise you every step of the way.

LAND VALUE OPTIMISATION (LVO)

Some clients simply want an audit of their development proposals or intentions. We provide this service from a developer’s perspective. We analyse proposals before you take action, and can therefore either reassure you that the proposal optimises value, or identify action required to improve it. This is particularly useful if development is not your core activity, or you haven’t had the time to examine the detail. Typical LVO studies reveal the potential to increase value by up to 40% per plot.

MAKING MIXED-USE DEVELOPMENT WORK

Whatever the combined uses might be, we provide advice on all aspects; from strategic site identification and acquisition, development land optimisation with feasibility studies, to planning, master planning, advice on the most beneficial legal structures, development appraisal, funding (e.g. Joint Venture and Special Purpose Vehicle Opportunities), land and property sales, lettings and yield optimisation.

PROJECT MANAGEMENT

Getting from the start to the finish line in the most efficient and cost-effective way requires experience. We currently manage projects, either wholly or in part, of thousands of acres of development land for, and on behalf of, clients. We use our management skills in projects in strategic land, emerging or adopted allocations or sitting alongside (or above) planning teams to drive projects forward, with a clear eye on viability.
