Senior people. Selective work. Land you can trust us with.
Intelligent Land is deliberately small. There is no junior layer between you and the thinking — you work directly with the people whose judgement you're paying for. Thirty years of it.
Mark Hewett
Mark has spent three decades in strategic land, estate agency and property development. He began as a land buyer, became a land director, and went on to lead major land acquisitions across Southern England for Taylor Woodrow — one of Britain's foremost housebuilders. He founded Intelligent Land to do strategic land properly: senior judgement, applied to the whole life of a site, aligned to the owner's exit rather than the adviser's fee.
His conviction is simple. Permission is the starting point, not the finish line — and most land is worth more than its owner is being told. The Land Value Accelerator is how he proves it.
The people who do the thinking.

Nigel Jacobs MRTPI

Richard Henshaw MRTPI
Chartered town planner. The policy analysis and land-supply case behind every appraisal — evidence that stands up at inquiry.
James Bromhead MRICS
Chartered surveyor bringing RICS valuation discipline to every appraisal — the numbers behind the Land Value Accelerator.
Supported by a wider team across land, planning, analysis and operations, with associate specialists engaged per mandate.
Three principles we don't bend on.
Owner-aligned
We work to your exit, not our fee. The strategy is built around what you want from the land.
Senior throughout
No hand-offs to a junior layer. The people you meet are the people who do the work.
Honest early
If we can't add value, we say so straight away — before you've spent a penny finding out.
Talk to the people who'll do the work.
A confidential conversation with a partner — not a sales call.
If we don't think we can add value, we'll tell you straight away.
