The Land Value Accelerator (LVA Method™) is our seven-step appraisal of a residential development site. It reads the site, the planning position, the technical constraints and the local market, values the scheme as drawn, then tests alternatives until one appraises higher — or the drawing is proved right. Our seven-step method for working out what a residential site is worth as drawn and what the single best change makes it worth: site, planning, technical, market, baseline, optimise, report. It prices all 33 standard house types against local evidence.
How much more value does it usually find?
Typically 12–18% or more than a standard appraisal. On one Dorset site it found £1.9M within existing permissions, with no new consent needed.
Do I need planning permission first?
No. Every report gives two answers: the best scheme you can have without a new application, and the bigger one that needs it, each with its route.
How long does it take?
The timescale is agreed at the first call, once we have seen the site and what information exists.
