  • Challenges: Ensuring that a clear case could be made for Prior Approval under Class Q of the GPDO. The barn was sited in the Green Belt so redevelopment potential would be limited.
  • Solutions: By working with experienced and knowledgeable local architects, and attractive conversion proposal was put together. Intelligent Land supported this with a comprehensive planning statement setting out how the scheme complied with each of the criteria set out in Class Q of the GPDO.

CONCLUSION

Intelligent Land has a highly experienced planning team of ex-local authority senior officers. This enables us to provide advice knowing how the Council thinks and the issues which it is likely to consider in any application. Even with relatively straightforward applications, it is our practice to draft a planning statement to explain the rationale and technical assessments behind a proposal so that the Council’s case officer is clear and can be “walked through” the proposal.
